Builders and renovation company in Marbella
Renovating in Spain is easier when one company takes care of everything.
Many homeowners in Marbella live abroad for part of the year, and the hardest part of a renovation is often not the building work itself but coordinating it: finding reliable trades, understanding Spanish paperwork and knowing what is really happening on site.
We coordinate every trade involved, from plumbers and electricians to tilers, carpenters and pool specialists, under a single itemised quote and a written schedule. You deal with one person, in English, from the first visit to the handover.
Villa and apartment refurbishment
In a villa, a full refurbishment usually covers the interior and the outdoor areas together: new layout, electrics and plumbing, air conditioning, windows, bathrooms, kitchen, terraces and pool. In an apartment, the focus is on making the most of every square metre while respecting the rules of the community of owners.
Before any work starts, you receive plans and an itemised proposal, so every decision is made on paper rather than on site.
Kitchen renovation
Open-plan kitchens with an island and stone or large-format porcelain worktops are the most requested in Marbella. We design the layout with you, order made-to-measure units as soon as the design is approved and fit the kitchen within a written schedule.
Bathroom renovation
From an en-suite with double basins and a level walk-in shower to replacing a bath with a low shower tray, we plan waterproofing, ventilation and concealed fittings before choosing finishes such as microcement or large-format porcelain.
More detail in Spanish: reformas integrales, reformas de cocinas, reformas de baños.
How much does a renovation cost in Marbella?
The calculator gives you a first reference using market prices for the province of Málaga. For full renovations it starts from the high-end finish level, the most common in Marbella.
Villas with outdoor works, pools or imported materials can go above these ranges. Your final price comes as an itemised written quote after the visit: every job with its quantity, price and chosen materials.

Permits and paperwork for renovating in Marbella
In Andalusia, most interior renovations do not need a full building licence. In Marbella, works are filed with the town hall as a declaración responsable (responsible declaration) of type A, B or C, depending on their scope, and some minor jobs under €10,000 are exempt within the limits set by the municipal model.
Works affecting the structure or the façade may require a technical project by an architect. Two municipal charges apply to the cost of the works excluding VAT: the construction tax (ICIO, 4%) and a fee (0.719%). For works costing €30,000, that is around €1,416.
We check what your project requires, prepare the paperwork and include the timing in your schedule.

Questions owners ask before renovating in Marbella
How long does a renovation take in Marbella?
As a market reference, a full bathroom takes 1 to 2 weeks, a kitchen 2 to 4 weeks, and a 60–80 m² apartment 6 to 10 weeks. For villas, the timeline depends mainly on outdoor areas, the pool and any made-to-order materials. Your schedule is agreed in writing before work starts.
Do I need a permit to renovate in Marbella?
Most interior work is filed with the town hall as a responsible declaration (declaración responsable) of type A, B or C, depending on the scope. Some small jobs under €10,000 are exempt within the limits of the municipal model. We tell you what applies and prepare the paperwork.
What VAT applies to a renovation in Spain?
A reduced 10 % rate applies when the owner is a private individual, the property is their home for private use, it was completed at least two years ago, and the materials supplied by the contractor do not exceed 40 % of the job (Spanish VAT Act 37/1992, article 91). Otherwise, for example on commercial premises, the standard 21 % applies. All prices on this page exclude VAT, and your written quote states the rate that applies to your property.
How are payments staged?
Payments follow progress: a first payment on signing, interim payments as stages are completed, and the final payment after the handover walkthrough. Amounts and dates are set out in the quote, so you never pay in advance for work that has not been done.
Will I have an English-speaking contact?
Yes. You can write to us in English by email or WhatsApp, and receive your quote and weekly progress reports in English. Please let us know when you get in touch if you would also like the site visit in English.
How much does it cost to renovate a 100 m² home in Marbella?
Using market starting prices for the province of Málaga, a full renovation of 100 m² starts at around €35,000 excluding VAT at a basic standard, €55,000 at a mid-range standard and €100,000 at a high standard. For a villa, terraces, roof, garden and pool are priced separately. These are starting figures; after the visit you receive a fixed, itemised quote.
Can I stay in the property during the renovation?
For a bathroom or kitchen, often yes, especially if the property has a second bathroom. For a full renovation it is not advisable: services are cut at times and there is dust and noise. In villas we can phase the work so part of the house remains usable.
Do you visit before quoting?
Always. The calculator gives you a reference in a minute; the visit gives you an itemised quote that does not change halfway through. If you are abroad, we can do the visit with your representative or by video call.
